Job Description

Seeking a motivated individual for the role of Property Manager in Daphne, AL, USA. Must be dedicated to accomplishing mutual objectives and adept at overseeing the community's financial matters within established parameters. Excellent interpersonal skills, meticulous attention to detail, and strong organizational abilities are essential. Committed to ensuring a high level of resident satisfaction and enthusiastic about consistently achieving occupancy goals for the 98-unit complex. Responsibilities:

  • Tour prospective residents and effectively communicate the benefits of the community.
  • Follow up with prospective residents, and track communication progress for accurate reporting.
  • Maintain contact with applicants to ensure a smooth screening process.
  • Enforce community policies and screening guidelines.
  • Work with and schedule 3rd party vendors.
  • Review and submit invoices for payment ensuring proper coding for budgeting purposes.
  • Collect and process rental payments accurately.
  • Maintain accurate lease files.
  • Send out resident notices: 3 Days, small balances, noise warnings, etc.
  • Handle resident issues swiftly and ethically.
  • Distribute lease renewal correspondence to maintain renewal quotas.
  • Manage financial performance to meet budgeting goals.
  • Report accounting month-end documentation.
  • Report on weekly leasing activity.
  • Work closely with the Maintenance department to ensure proper completion of service requests.
  • Ensure compliance with all Southeast Management Group policies.
  • Additional duties as assigned.
Qualifications:
  • High school diploma or GED preferred.
  • Previous property manager experience is required.
  • Prior use of property management software and accounting software. Experience with Yardi is a plus.
  • Ability to review, understand, and report financial information.
  • Ability to communicate effectively and professionally, both verbally and in writing.
  • Ability to work in a professional, courteous, cooperative, tactful, and patient manner with residents, co-workers, vendors, suppliers, and members of the public.
  • Good time management skills. Ability to multitask and prioritize and have flexibility to adjust work priorities as necessary.
  • Good organizational skills, attention to detail, and retention skills are required.
  • Must be able to work a flexible schedule.
  • Must be able to tour the community with guests, which includes walking the property and climbing stairs.
