This position is responsible for developing business opportunities in the sales of OHI services, as well as building sales volume by describing service features and promoting value. Representative will maximize profits through creative and selective selling focusing on continuing the OHI culture of excellent customer service. Representative will establish and maintain customer relationships in a team environment while advancing OHI's exposure and position within the multifamily apartment industry. Primary responsibilities are directed by business and new customer needs and organizational goals as identified by the management team.

Position Summary for the Business Development Sales Manager:

Keeping a pulse on local market conditions and potential referral sources will impact lead generation. The Business Development Sales Manager is responsible for the development and generation of new business opportunities and income for their assigned markets. This individual will perform activities such as prospecting, leading sales opportunities, generating company awareness through association involvement, use of social media, and other activities as required to generate sales.

MAIN RESPONSIBILITIES:

  • The Business Development Sales Manager will oversee the day-to-day sales and business growth activities of the market.
  • Under the leadership of the Regional Operations Manager, will lead the Business Development Sales function to meet sales goals and increase company visibility and market share.
  • Stays abreast of real estate and staffing practices and regulations.
  • Builds relationships with community leaders and local organizations to promote the Occupancy Heroes corporation and our services.
  • Reviews and analyzes sales and operational records and reports; uses data to project sales, determine profitability and targets, and identify potential new markets.
  • Identifies and analyzes customer preferences to properly direct sales efforts.
  • Targets weekly territories and helps to set weekly quotas for sales.
  • Consults with potential customers to understand their needs; identifies and suggests services that will meet those needs.
  • Resolves customer complaints, staffing problems, and other issues that may interfere with efficient sales operations.
  • Analyzes region specific issues and opportunities for growth and improvement.
  • Evaluates, monitors, and forecasts budgets and cost of sales in the region to achieve financial objectives.
  • Projects a positive image of the corporation to employees, customers, the industry, and the community.
  • Establishes an organizational culture where employees feel valued and are encouraged to grow.
  • Acts as company representative at trade association meetings.
  • Performs other duties as assigned.

Requirements

  • College degree in such fields as Business Development, Finance, Corporate Real Estate, Marketing, or similar fields is preferred but not required.
  • 2 years of Multifamily experience required.
  • Minimum of three years of management experience including but not limited to team leadership, project management, business development/sales experience, real estate.
  • In depth understanding of the industry including risk management, compliance, and regulatory requirements.
  • Transportation Required.
